Whitney Baird Associates LLC – the developer of the Culver Road Armory in the City of Rochester – received approval to enter a Lease/Leaseback with Special PILOT agreement with the County of Monroe Industrial Development Agency on Tuesday.
Whitney Baird Associates will spend $1.4 million to acquire and $13 million to renovate the 75,000-square foot armory, situated on 7.62 acres at 145 Culver Road on 7.62 acres in the City of Rochester, according to a release from Monroe County Executive Maggie Brooks’s office.
The parcel includes additional garages totaling 20,000 square feet. Renovation work will include refurbishment of the main facility, owned by the state since 1917, with new masonry, windows, insulation and replacement of the roof. A second floor will be added in the main high bay structure, resulting in about 100,000 rentable square feet. The building will house about 80 percent premium office space and 20 percent commercial and will accomodate up to 500 cars, Brooks’s release states.
The City of Rochester provided a letter of endorsement for participation by COMIDA. A special PILOT has been proposed by the City of Rochester for the project. The job creation requirement is 16.
Other projects approved for COMIDA assistance include:
- Lease/Leaseback with JobsPlus for Eagles Landing 1 LLC, 1565 Jefferson Road, Henrietta. Eagles Landing 1 will construct a 35,000-square foot facility and lease 25,000 square feet to Spectracom Corporation, which designs, develops and manufactures time and frequency products used in the public safety, aerospace, defense and broadcast markets. Eagles Landing plans to invest $4.3 million in the facility, situated on 4.5 acres at Eagles Landing Business Park. Spectracom will invest $150,000 in new equipment and furniture and fixtures. The company now employs 51 and is expected to create six new jobs within three years. Eagles Landing sought approval of JobsPlus property tax abatement.
- Lease/Leaseback with JobsPlus for Rochester Medical Transportation Inc., 2140 E. Main St. Rochester, to construct and equip a 4,740-square foot building at 150 Josons Drive, Henrietta, for centralization of operations. RMT provides non-emergency medical transportation for ambulatory, wheelchair and stretcher clients. The $1.1 million project is expected to impact 60 full-time employees and create seven new full-time position within three years, according to Brooks’s release.
