New York to auction Rochester office building

A six-story brick office building in Rochester will be auctioned by the state in December.

The state Office of General Services is selling 305 Andrews Street, a 39,600-square-foot brick office building with a full basement.  With wireless networking, an attached 50- by 85-foot gymnasium, and a 50-space parking lot, there are more than 37,000 square feet of leasable space in the property, which sits on a lot of about 1.3 acres.

The auction is scheduled for 11 a.m. Dec. 2 at the SUNY Rochester Educational Opportunity Center’s multi-purpose room, 161 Chestnut Street, Rochester. Registration begins at 10 a.m.

The minimum bid is $380,000; a $38,000 deposit, by certified check or bank draft is required to register. Interested bidders will be required to present an initial deposit in the form of a certified check or bank draft in order to register.

A 5 percent broker’s commission will be paid by the State of New York to a qualified real estate broker who represents the successful bidder at the time of the closing. Bidder and broker affidavits must be submitted to OGS Legal Services by 4 p.m. on Monday, November 30.

Open houses are set for 1 to 3 p.m. Tuesday, 9 to 11 a.m. Wednesday, and 1 to 3 p.m. Nov. 4 and 18.
