The employees at Conifer Realty LLC expect to keep doing what they have been doing, just more of it.

And after Nov. 1, they will be doing so from a new location.

The company has outgrown the space it occupies at the Alliance Building and is planning a move to the Gleason Business Center on University Avenue, with a move date set for Oct. 31, according to Tom Johnson, chief financial officer.

“We’ve experienced a lot of growth,” Johnson said. “We wanted to stay in the city and we’re really excited about the business park, which has a great neighborhood and great tenants.”

The company has occupied parts of three floors of the Alliance Building, which reportedly is on the market, and, in order to expand there, would have to operate from parts of five floors, Johnson said.

Founded in 1975, the real estate company is spending $1,277,821 on space improvements and furniture and equipment.

The new 20,000-square-foot office can accommodate as many as 30 additional employees; four full-time positions are expected to be created in the next two years. The company employs 168 full-time employees.

New jobs would be in accounting, finance and property management with some in development, Johnson said.

Members of the County of Monroe Industrial Development Agency, or COMIDA, on Tuesday approved $64,558 worth of sales tax incentives.

The project is expected to generate $169,847 in income and sales tax revenue, according to COMIDA officials.

The company, which specializes in the development and management of affordable housing communities, owns and manages more than 13,000 units in New York, New Jersey, Maryland and Pennsylvania.

The 200 East Avenue Apartments and Abraham Lincoln in Rochester are among the communities in the company’s portfolio.

Twenty-five additional developments are in the pipeline, with plans for more, Johnson said.

“Our sweet spot is affordable housing — that’s what we do best,” Johnson said. “We have plans to grow even faster going forward.”
