Former Rochester nightlife hotspot off Monroe Avenue sells for $675K

A South Goodman Street property, once a staple of the nightlife scene in Rochester, has a new owner.

Rock Alliance Group LLC paid $675,000 for 373 South Goodman St., along with adjoining properties at 363 and 357 South Goodman. Juan Sosa Jr. is listed with the New York State Department of State as the sole principal.

Most recently the home of The Scotch House Pub, the property had been been listed for $1.5 million when it originally was put up for sale in June of 2023.

Before the Scotch House, the most recent tenants were K.C. Tea & Noodle and Paradise Alley.

The building was built in 1904, most recently renovated in 2019 and has 4,630 square feet of leasable space, according to the LoopNet listing.

373 Goodman LLC, an entity based in Phoenix, was the seller. The deed was filed with the Monroe County Clerk’s Office on Tuesday.
