Developer seeks final approval for 300-unit apartment complex in Henrietta

Developer seeks final approval for 300-unit apartment complex in Henrietta

The developer of a proposed 300-unit apartment community in will seek final project approval when the town planning board meets on Tuesday.

FSI 5500 LLC, an affiliate of Frank Imburgia and FSI, intends to build the multifamily complex on 40.37 acres of vacant land along West Henrietta Road and Erie Station Road. The listed address of 5560 West Henrietta Rd. is owned by an entity affiliated with the developer.

The Delphi Housing involves the construction of 16 buildings, which includes three-story apartment buildings; two-story, townhome-style ; a pool; and a clubhouse near the entrance to the community off West Henrietta Road.

The developer already has received a special use permit allowing a building height of 41 feet on the three-story apartment buildings. Town code caps building heights at 35 feet unless an exception is granted.

A previous development proposal for the site involved construction of a 200,000- to 250,000-square foot industrial/shipping facility, but neighbors voiced opposition.

“Those plans have been disregarded, with the new approach being a multifamily residential development that fits more in character and use with the surrounding development,” Imburgia’s site plan application says.

The new proposal has taken into account neighbor concerns regarding tiering, landscaping and the historical district, according to the application to the planning board.

There will be a 150-foot buffer between the property and the historical district, color schemes and facades were selected based on historical committee feedback and a berm will help shield the complex from existing residential homes.
