Two Rochester area apartment communities sell for $16.3M

Community Manor DE LLC paid $14,688,332 for Community Manor Apartments at 2655 Brighton Henrietta Town Line Road in Henrietta, while Lakewood Manor DE LLC paid $1,638,341 for Lakewood Manor Apartments at 3779-3781 Lake Ave. in Rochester.
The buying LLCs have an address on Pittsford Victor Road in Perinton and are affiliated with Robert Morgan’s real estate investment firm.
Entities managed by David Appelbaum sold the properties. Community Apartments LLC had owned the Henrietta property since 2002 while 3779 Lake Ave Associates LLC acquired Lakewood Manor in 2012, according to documents filed with the Monroe County Clerk’s Office.
Community Manor, a garden-style apartment complex, was built in 1967 and has 132 units. There are 35 units within Lakewood Manor, where the buildings have a townhome look.
The sale price of the Henrietta property equates to $111,275 per unit while the per-unit price was $48,810 for Country Manor.
