A proposed 300-unit apartment community in West Henrietta received final site plan approval Tuesday night.
FSI 5500 LLC, an affiliate of Frank Imburgia and FSI, intends to build the multifamily complex on 40.37 acres of vacant land along West Henrietta Road and Erie Station Road. The listed address of 5560 West Henrietta Road is owned by an entity affiliated with the developer.
The Delphi Housing Development involves the construction of 16 structures: five, 40-unit apartment buildings; 10, 10-unit townhome-style buildings; and one clubhouse.
A special use permit was previously granted to allow the height of the apartment buildings to exceed 35 feet (the plans show 41 feet).
The town planning board on Tuesday approved the site plans, with conditions. Those stipulations include removal of the stone facade on the ground floor of the apartment buildings (alleviating any confusion with the Konar development on the north side of Erie Station Road) and the assurance that the future height of the trees not obstruct the view of existing houses in the area.
“Obviously most people would prefer it stay an open field, but it’s hard to make money in an open field,” town Supervisor Steve Schultz said during the planning board meeting.
A previous development proposal for the site involved construction of a 200,000- to 250,000-square-foot industrial/shipping facility, but neighbors voiced opposition.
The developer then shifted to the residential project, and on Tuesday Imburgia thanked the planning board and Schultz for their willingness to help to find a viable solution.
“It probably took a little bit more time and energy, but we’ve done this the right way,” Imburgia told the board. “I think this is a better use of the property than we had anticipated.”
Imburgia said he also intends to use the project to honor the memory of Jess Sudol, former president of Passero Associates. Sudol died in January after a battle with brain cancer. He was part of the team at Passero that worked on the Delphi Housing project.
