New owner pays $3.725M for Panera outparcel in Henrietta

A Long Island real estate investor has purchased the Jefferson Road home of a popular fast-casual restaurant.
Dz Sstar LLC, an entity controlled by Zhengfang Ding of Great Neck, paid $3,725,000 for the property at 795 Jefferson Rd in Henrietta. The 4,600-square-foot building is leased by Panera Bread.
Built in 2024, the property was originally marketed for $4.35 million, according to the LoopNet listing. An entity managed by developer Frank Imburgia Jr., 811 Jefferson Partners LLC, was the seller.
The deed was filed Tuesday with the Monroe County Clerk‘s Office.
Panera Bread is in the midst of a 13-year-lease, with 10-percent increases in rent every five years, the LoopNet list says.
Panera left its original Rochester-area location on Hylan Drive for the Jefferson Road property, which sits on an outparcel within Minotti Crossings and in front of Hobby Lobby.
